- Represent owner if needed in HOA meeting
- Handle all negotiations for short and long term leases
- Provide legal advise through our legal representatives
- Set up and supervision of routine preventative and corrective maintenance programs, to name a few - water pumps (recirculation), boilers, cisterns, interior and exterior painting, pools and equipment, A/C equipment, marble/granite counter tops and floors, cabinet doors and main doors, automotive, garage doors, security systems, electrical and plumbing,
- Interior and exterior fumigation
- Housekeeping - light cleaning, full and deep cleaning, Inventory control of all cleaning supplies in order to maintain low costs.
- General area cleaning - Window washing, power washing of pool and common areas, fountains and fireplaces
- All staff is hired and supervised by Portus Property Management Division, which will be all the time in your house while there is an external service provider.
Management fee per month $150 US This fee includes:
- Property constant supervision
- Monthly and annual payments such (such as electricity, water, gas, telephone, pool maintenance and property taxes).
- Monthly balance report with all expenses and commissions.
- Monthly property photographic report.
- Access to Portus short and long term Rental Program
Extra hours:
- Any other thing that you need we will provide, like finding contractors or providers, shopping before guest arrives, airport pick up, etc. will have a managing cost of an additional 10%. For every work a quote will be sent to you by email so you can decide before the job is done.
